The following site rules have been deposited with Stafford Borough Council as required by Mobile Homes Act 2013. The Council is required to publish rules deposited with us, but has no enforcement powers to object to site rules and you should seek legal advice if you disagree with rules in place for your site.
the following rules are for the good management of the park and form part of the express terms of the written statement as laid out in the mobile homes act (2013).
- only proprietary manufactured mobile homes that conform to the definitions of the 1960 caravan sites and control of development act. the 2013 mobil homes act, and (b.s.3632) are accepted, and their wheels must not be removed, nor the mobile home re-positioned without permission, also no external alteration of or addition to the mobile home or pitch is permitted without the prior approval of the owner, also occupiers are not permiitted to sublet their homes.
- pitches including garden areas, must be kept in a clean and tidy condition, and not allowed to become overgrown with weeds, and to safeguard the parks visual amenity the owner or is agent will inspect the pitches on the 1st august of each year, also the exterior of the mobile homes must be maintained in a sound condition: and the external colour of the home to be approved by the owner before the home is repainted.
- occopiers must be over (fifty years of age) with on one residing with them permanently that is under that age.
- occupiers are not permitted to keep (dogs) on the park, and any visitors animals must be kept on a lead and strictly controlled, and not allowed to despoil the park.
- occopiers are responsible that both electrical and gas installations and appliances comply, at all times with the requirements of the institution of electrical engineers, and the appropriate gas authorities.
- household refuse must be deposited into a council approved coloured bin, which must not be over filled.
- vehicles must at all times be in a position to be moved without delay. emergency requirements:- to permit the uninterupted passage of emergency services ie; fire brigade, ambulance, and the doctor, and the centre of the roads around the park must be kept clear at all times, and at no time should any vehicle be guilty of obstructing an emergency call, vehicles must be driven carefully on the park by not exceeding the 5 m.p.h. speed limit, also occopiers vehicles must be parked in their allocated parking space, visitors vehicles should use the car park if possible, or park at the side of the road if the car park is full, all disused vehicles must be removed from the park. also vehicles must be taxed and insured as required by law, and drivers must hold a current driving licence, and written approval from the owner must be obtained, before parking any extra or commercial vehicles on the park.
- no commercial enterprise or business activities may take place on the park without the prior written permission of the owner.
- washing lines are to be reasonably screened from public view, and should be of the circular type.
- the occupier is responsible for the conduct of any children that are in his/her custody, and of visitors.
- storage sheds or other structures are only permitted with the approval of the owner, and must be made of noncombustible materials, and their size and design to be approved by the owner.
- everyone using the park must comply with the water authorities by-laws, that forbids spurious materials from being put into a public sewer.
these (12) site rules, were lodged with stafford borough council, s.t.T1.6.3.A.Q. on the 18/11/2014). and will become effective in (21) days from todays date, the 19th November 2014.
